This book develops a practical and evidence-based pathway for using Building Information Modelling (BIM) to improve Facilities Management (FM) during the Operations and Maintenance (O&M) phase of commercial buildings in China. Although BIM is widely adopted in design and construction, its use in day-to-day FM remains uneven, largely because practitioners lack clear guidance on what BIM-enabled data and information are truly needed, how these datasets should be integrated into FM workflows, and how such integration translates into measurable maintenance performance gains. Using an explanatory sequential mixed-methods design, this book first tests the relationships between BIM-FM information categories and maintenance performance through a large-scale quantitative analysis and then strengthens interpretation through qualitative interviews and coding. The research identifies five essential BIM-FM data categories (Asset, Maintenance, Safety, Space, and Energy information) with supporting subcategories, and demonstrates how integration mechanisms (e.g., stakeholder engagement, leadership support, data standards, workflow alignment, and skilled personnel) strengthen the impact of BIM-FM data on outcomes such as response time, cost, downtime, and user satisfaction. Readers benefit from clear conceptual models, step-by-step methodological explanations, and ready-to-adopt checklists and tables that can be used to structure BIM-enabled FM information delivery and governance. This book is written for researchers, facility managers, owners, and policy and industry stakeholders seeking actionable guidance to modernize building operations and maintenance through BIM-driven information management.
